The government have announced a set of measures
intended to enhance the benefits of Home Information Packs to
the process of buying and selling property, including a delay
on the requirement to have a HIP before a property can be marketed.
Home Information Packs are mandatory for all properties for sale;
however, it is currently only compulsory to have ordered a
pack before putting the building on the market. Changes were due in June that would legislate against advertising
a property as for sale until a Home Information Pack was in the seller’s
possession and available to a potential buyer on request.
The government have delayed this move until the end of the year. Individuals
marketing a property can do so without a HIP, provided they have ordered one,
and expect it to arrive within 28 days.
The government have also delayed the requirement for a lease
to be included in the HIP for leasehold properties until the
end of the year.
